Stop and call rather than troubleshoot for uncontrolled water, major flooding or sewage backup, a complete loss of heat during extreme cold, or a serious electrical hazard. For fire or other immediate danger, evacuate and call 911.

01 Contacting maintenance & emergencies

Use the Resident Portal whenever the issue is not an emergency. Email, paper and telephone requests require office staff to create the work order. Please include your building and unit, the problem, any troubleshooting already tried, photos, and relevant access or scheduling information.

How to reach us

Desktop: visit premiumrentals.ca and click the red Resident Portal tab at the top right. Mobile: tap the menu at the top left, expand Residents, then select Resident Portal. Log in and submit your request.

Go directly to the Resident Portal

  • Email: siteoffice@premiumrentals.ca
  • Paper: fill out a maintenance request form beside the office door and slide the completed form under the door.
  • Telephone: 780-761-2970 or 780-341-4705.

Call 780-341-4705. After regular business hours this line forwards to after-hours emergency service. Examples: active uncontrolled flooding; sewage backup; complete loss of heat during extreme cold; sparking or burning electrical equipment; major property-damage risks.

For fire, medical emergencies, suspected gas leaks or immediate danger, get to safety and call 911 first.

02 Water leaks and plumbing

Any leak: stop, contain, report. Stop using the affected fixture or appliance. If you can safely identify and reach its shut-off valve, turn the water off. Place towels or containers, wipe up water where safe, move belongings, and report the leak even if it stops. Never force valves or move heavy appliances. Call the emergency line for uncontrolled water or water near electricity.

Plumbing issues

  1. Stop using the sink.
  2. Place a container and towels under the leak.
  3. Turn off its accessible shut-off valve if safely identifiable.

What next: Contact maintenance promptly, even if the leak appears to stop.

  1. Stop flushing.
  2. If accessible, turn the small supply valve near the toilet clockwise to shut it off without forcing it.
  3. Use towels where safe and keep the area clear.

What next: Call immediately if water cannot be controlled or sewage is backing up.

  1. Check whether only one faucet is affected.
  2. If your faucet has a removable aerator (small filter at its tip), carefully unscrew it by hand.
  3. Rinse debris away; a soft brush may help. Reinstall and test.

What next: Report pressure that remains low, affects multiple fixtures, or accompanies a leak.

Important: Do not force an aerator; some need a special tool.

  1. Press the stopper again.
  2. Try gently pressing while rotating it; warm water may loosen soap residue.
  3. Clean visible hair or debris once it opens.

What next: Report a stopper that remains stuck.

Important: Do not pry or force it.

  1. Check that the stopper is in an open position; your tub may have a twist/lift stopper.
  2. Lift and gently rotate to open; lower and rotate to close, as its design permits.
  3. Remove visible hair or debris from the accessible drain opening.

What next: Report a damaged or stuck stopper or recurring slow drainage.

  1. Remove visible accessible debris.
  2. Try a suitable plunger.
  3. For appropriate minor blockages, a small manual drain auger may help; for toilets use a toilet-specific auger. Follow its instructions gently.

What next: Report persistent or recurring blockage.

Important: Do not use chemical drain cleaner, motorized augers, excessive force or plumbing disassembly. Lease-related clog charges may apply when legally appropriate.

  1. Check whether the flush handle is stuck or not returning normally.
  2. If it keeps running, you may shut off the accessible supply valve without forcing it.

What next: Submit a maintenance request; do not attempt internal tank repairs.

  1. Check whether both kitchen and bathroom fixtures are affected.
  2. Note whether water is completely cold or intermittently warm.

What next: Contact maintenance with these details; do not adjust building hot-water equipment.

03 Kitchen appliances

Try these checks before submitting a request. Leave a repeatedly tripping breaker off and report it.

Kitchen issues

  1. Close the door fully and select the intended cycle.
  2. Note error codes.
  3. If it has no power, check the labeled circuit breaker. You may reset it once only if everything is dry and there are no electrical warning signs.

What next: Report if it still fails or the breaker trips again; leave a repeatedly tripping breaker off.

  1. Remove food scraps and lightly rinse heavily soiled dishes before loading.
  2. Do not overload or block the spray arms.
  3. Check the filter at the bottom of the dishwasher regularly; remove and clean it only as directed by the appliance instructions, then refit it properly.
  4. Check whether the cycle completed and note displayed error codes.

What next: Report poor washing or standing water that persists after these checks.

  1. Stop the cycle immediately.
  2. Under the kitchen sink, identify and close the dishwasher supply valves if you can do so safely. Valve arrangements vary and may include hot/cold sink supplies and a separate dishwasher line.
  3. Use towels and clean up water where safe.

What next: Report promptly; call the emergency line if the leak cannot be controlled.

Important: Do not guess which valve supplies the dishwasher or reach near wet electrical equipment.

  1. Check power and that both doors seal and close fully.
  2. Make sure food is not obstructing interior vents.
  3. Adjust the control toward a colder setting and allow time for a response.

What next: Contact maintenance promptly if cooling does not recover. Transfer perishables to a working refrigerator or cooler with ice packs when possible.

Important: Outside winter storage is unpredictable. If you choose it temporarily, protect food and ensure it stays at a safe temperature.

  1. Turn the burner OFF and let it cool completely.
  2. Check whether the removable coil appears loose or mis-seated after cleaning.
  3. Only if familiar with the stove instructions, carefully re-seat the cool coil without forcing it.

What next: Report damaged, sparking, repeatedly loose or still-inoperative burners.

Important: Never reposition a hot or switched-on burner.

  1. Confirm settings and whether other burners or functions work.
  2. If the entire appliance is dead, check the labeled breaker and reset once only if no electrical fault is suspected.

What next: Report persistent failure or repeated breaker trips.

04 Laundry and washer care

Do not disconnect hoses, move a heavy appliance, or access electrical equipment near water.

Laundry issues

  1. Ensure the door or lid is closed and a cycle is selected.
  2. Check the display for error codes and whether the cycle has finished.
  3. Redistribute an overloaded or unbalanced load if safe.

What next: Report persistent issues; do not disconnect hoses or access internal parts.

  1. Pause and allow moving parts to stop.
  2. Redistribute the load evenly and restart.

What next: Report continued violent movement or unusual noise.

  1. Stop the washer.
  2. If safely accessible, turn off its hot and cold wall supply valves beside or behind the appliance.
  3. Use towels, wipe water where safe and move belongings away.

What next: Report promptly; call 780-341-4705 if water cannot be controlled.

Important: Do not move a heavy appliance or access electrical equipment near water.

  1. Make sure the cycle has finished; try pause/cancel and wait several minutes for the lock to release.
  2. Read any error code. If the outlet is safely accessible and dry, switching off and unplugging may help on some models; wait before trying again.

What next: Report a door that stays locked, especially if water remains inside.

Important: Never force the door, move the appliance or reach behind it to unplug.

  1. Check the drying cycle and reduce an overloaded load.
  2. Clean the lint filter before each new load.
  3. For a stuck door, stop the dryer and wait for all movement to cease.

What next: Report continued poor drying, a stuck door, burning smell or unusual noise. Do not force the door.

  1. After washing, wipe accessible folds of the rubber door gasket dry; remove trapped hair and debris.
  2. Leave the washer door and detergent drawer slightly open between uses when safe.
  3. Use the recommended detergent quantity and run the appliance cleaning cycle as directed.
  4. Clean the accessible gasket with a soft cloth, warm water and mild dish soap; wipe again with a damp cloth and dry.

What next: Report damaged gaskets or odours or mould that persist despite routine cleaning.

Important: Do not mix cleaning chemicals (especially bleach with vinegar or ammonia). Do not leave wet laundry sitting for long periods.

05 Heating, windows and ventilation

Our apartments use hydronic baseboard heating. The building heating controls respond to outdoor conditions, so the heating water temperature can be lower on mild days and higher in colder weather. A baseboard not feeling very hot does not by itself mean it is faulty.

Heating and ventilation issues

  1. Close windows and balcony doors and keep baseboard heaters unobstructed.
  2. Turn the thermostat to its lowest setting and wait about 10 minutes.
  3. Slowly increase it to the desired temperature; you may hear a click as it calls for heat.
  4. Allow another 10–15 minutes for a response, and carefully check for warmth near the heater.

What next: Report persistent poor heating and call immediately for a complete loss of heat during extreme cold.

Important: This check is not a guaranteed thermostat reset. Avoid touching exposed hot pipes or heating components.

  1. Wipe moisture from glass and frames.
  2. Use bathroom ventilation during and after showers.
  3. Keep ventilation openings unobstructed and manage indoor humidity.

What next: Report persistent heavy condensation, mould or water damage.

  1. Check that the bathroom fan wall switch is on.
  2. Listen for the fan and check whether other bathroom fixtures work.

What next: Report if it does not operate.

Important: Do not remove the fan housing or access wiring.

06 Electrical and lighting

Replacing ordinary light bulbs in your apartment is your responsibility. For sparking, overheating or a burning smell, stop using the affected area and call immediately.

Electrical issues

  1. Turn the wall switch on and replace the bulb.
  2. If a new bulb does not work, check whether the appropriate breaker has tripped. Reset it once only if there are no electrical warning signs.

What next: Report damaged fixtures, repeated breaker trips or lights that remain out.

  1. Try a different suitable small device to distinguish appliances from outlet problems.
  2. Where provided, check whether the GFCI outlet has tripped and reset it according to its label.
  3. Check the electrical panel for a tripped breaker; reset only once if the area is dry and safe.

What next: Report persistent failure or a breaker that trips again.

Important: For sparking, overheating or a burning smell, stop using the affected area and call immediately.

  1. Check whether only your apartment or a wider area appears affected, if you can determine this safely.
  2. Do not operate or dismantle building electrical equipment.

What next: Contact the office for apartment-specific problems; urgent electrical danger requires an immediate call.

07 Beeps, smoke detectors and fire alarms

Bedroom sounders are building fire alarms. Some bedrooms have piezo sounders linked to the building fire alarm system. Treat a building fire alarm as real: follow the building’s posted fire instructions, use the stairs as directed, and call 911 if there is fire or immediate danger. Do not assume these sounders are a low-battery chirp, and do not tamper with them.

Alarm issues

  1. Make sure there is no smoke or fire and identify the detector making the sound.
  2. Some installed Kidde detectors have a replaceable 9V battery at the rear; some First Alert detectors have a 9V side compartment. Confirm the exact model first.
  3. If the compartment is safely accessible and model instructions permit, replace its battery and test the alarm.

What next: If you cannot safely reach it, it will not open easily, or it continues chirping, contact maintenance.

Important: Never force or disable a detector. Hardwired equipment must not be unplugged by residents.

  1. Check whether the laundry-centre washer lid is open or its display has a notification. Closing the lid may stop some beeps.
  2. Listen for a low-battery chirp from a smoke detector.
  3. Older TELUS equipment in the front-entry media cabinet can also beep; note if the sound appears to come from there.

What next: If you cannot identify the source, contact us.

Important: Do not open or disconnect TELUS backup equipment without specific approval; it may support other services.

08 Fobs, access and window screens

Never lean out of an open window or retrieve screens from outside.

Access issues

  1. Round building-access fobs do not require batteries. Normal cosmetic wear alone does not mean the fob has stopped working.
  2. Try your registered intercom access if needed.

What next: Contact the office; the fob may need programming, especially after renewal. Report lost or stolen fobs promptly.

  1. Scan the rectangular fob at a regular building reader. It should also work like a standard fob.
  2. If scanning works but the push button does not operate the parkade, the A23 battery may need replacement. Replace it or bring the fob to the office.

What next: If both functions fail, contact us about possible programming.

  1. Use the building intercom to call your own registered telephone and release the door through your connected phone.
  2. Alternatively, dial 1000 at the intercom to call Premium Rentals management, who can remotely grant access when available.

What next: Contact the office about the fob problem; fobs may need updating after a lease renewal.

  1. Check for obvious damage and whether it has accessible interior retaining tabs.
  2. If it can be reached entirely from inside and you understand the mechanism, gently reposition it without force.

What next: Report a damaged, fallen or difficult screen.

Important: Never lean out of an open window or retrieve screens from outside.

09 Fire safety and prevention

Fire or smoke? Get out and call 911. Alert others, activate the building alarm if safe, and evacuate according to posted building instructions. Do not use the elevator. Call 911 from a safe location. Emergency services come before a maintenance request.

Fire safety

Fire extinguishers are located in designated building hallways. Learn where the nearest one is, but escaping safely is always the priority. Only consider using one for a small, contained fire if you understand its use, 911 has been called and you have a clear escape route.

PASS: Pull the pin; Aim at the base; Squeeze the handle; Sweep side to side.

Never hang anything from fire sprinkler heads or tamper with fire-safety equipment. Report any damage immediately. Keep corridors and stairwells free of shoes, mats, bikes, garbage and other belongings.

10 Everyday care and responsibilities

  • Clean the dryer lint filter after every load. Wipe front-load washer gasket moisture and clean its accessible folds routinely.
  • Remove food scraps before using the dishwasher and clean its bottom filter periodically as instructed by the manufacturer.
  • Avoid grease and food debris in drains; never flush wipes or hygiene products.
  • Use the bathroom exhaust fan during and after showers; report persistent mould or moisture.
  • Close windows and balcony doors in winter, and keep hydronic baseboards clear.
  • Report suspected bedbugs or other pests promptly. Do not use unapproved treatments.
  • Use designated garbage and recycling areas; keep common corridors clear.
  • For absences longer than a week, arrange for someone to check your apartment.
  • Replace ordinary apartment light bulbs; replace accessible smoke alarm batteries only where applicable, according to the model instructions.
  • Never attempt unauthorized plumbing, electrical, appliance, sprinkler or alarm-system repairs.

Charges

The lease addresses plugged drains, tenant-caused damage, fob replacement and other charges. Charges are assessed under the applicable lease and law, considering the cause and circumstances. Report problems promptly; do not delay a request for fear of a possible charge.
